Inherited house

A packed house and no money for repairs

The situation

The family inherited a home that was full to the ceilings. Nobody had the money to clear it out or fix it up.

What we did

Our team handled the cleanout and the repairs. Those costs were recovered at closing, so the heirs paid nothing up front.

The outcome

The house was cleared, repaired, and closed without anyone in the family writing a check first.

Why this is so common

A parent who lived in a house for forty years leaves forty years of things in it. Closets, the garage, the attic, a shed out back. Families walk in and don't know where to start.

At the same time, the house often needs work. An older house may need a roof, flooring, paint, or repairs that got put off for years. Cleaning it out and fixing it up both cost money. Many heirs don't have that money sitting around, and the estate usually can't pay until the house sells.

So the house sits. Every month it sits, the taxes, insurance, and utilities keep coming.

How we work a house like this

We start with the family. Before anything leaves the house, the estate's attorney needs to say the estate allows it, and the family needs time to pull out papers, photos, and keepsakes. We don't rush that part.

Then our cleanout team clears the rest. Items worth selling can be sold, usable things can be donated, and the rest is hauled away. After that, our repair team does the work the house needs.

The family doesn't pay for any of it up front. The cleanout and repair costs are recovered at closing, out of the sale. Every cost is written down, so the heirs and the attorney can see exactly what was spent.

What it means for the estate

Carrying the costs to closing means the estate doesn't have to find money it doesn't have. No heir has to put in their own savings and then wait to be paid back. And the house can be sold in better shape than it was in, instead of sitting empty while the family figures out what to do.

What the family didn't have to do

Nobody in the family had to spend weekends hauling boxes. Nobody had to hire and manage contractors, or write a check first and hope to see it again. The house was cleared, repaired, and closed.

For the estate's attorney

Cleanout and repair costs were carried to closing instead of billed to a cash-strapped heir. Nothing left the house until your office said the estate allowed it, and every cost was itemized for the accounting. If you have a file that looks like this one, see how we work alongside attorneys, or call and we'll set up a time to talk through the case.

If your family is in the same spot

If the house is full and you don't know where to begin, read estate sales and cleanouts in Tulsa. It covers what to save first and the ways to clear a house. To see what each choice would leave the estate, ask for the one-page comparison.

You can also call or text (918) 317-2874 to talk it through. We're not asking you to sell anything.
